Transforming downtown Long Beach

Envisioned as a civic contribution that connects people to a rich urban experience, Broadway Block is a $215 million development that is located in the heart of downtown Long Beach. The project marks one of the city’s largest developments and holds a total of 700,000 sq. ft. It transforms a once-empty parking lot into a 23-story tower on 3rd Street and a seven-story structure along Broadway. Combined, it will provide 400 residential units with art galleries, restaurants, food and retail space, creative offices, and parking for 582 vehicles.

To promote a walkable downtown, the heart of the Broadway Block is an engaging pair of “paseos” open to the public, linking three diverse and vibrant inner-block courtyards to surrounding streets, and a light rail stop connecting downtown Long Beach to downtown Los Angeles. Unlike most mixed-use projects of this scale, there is no “mall” or shopping street. Instead, there is a series of five interlocked courtyards or urban rooms. Each courtyard has its own distinct function and personality. The historic one-story Acres of Books Building at the heart of the block is repurposed and surrounded by a mix of low- and high-rise structures.

Energy efficiency and sustainability are integral to the Broadway Block concept. The tower is located on the north, and lower-scaled buildings are on the south to allow abundant winter sunlight and natural warmth to penetrate the paseo and courtyards.
